Planning conditions are legally binding requirements that must be met before a development can be approved. They are set by the local planning authority and are designed to protect the local environment and amenity.

In this project, The Property Planner worked closely with the local planning authority to ensure that all planning conditions were met. This included providing evidence of how the development would reduce carbon emissions and improve water quality.

Building regulations (19% carbon reduction)

Building regulations are a set of standards that must be met in order to ensure the safety, health, and energy efficiency of new buildings. In 2021, the UK government introduced a new requirement for all new buildings to achieve a 19% reduction in carbon emissions compared to previous standards.

The Property Planner used a variety of measures to achieve this target, including installing renewable energy systems, improving insulation, and using energy-efficient appliances.

SuDS design

SuDS (sustainable drainage systems) are designed to mimic natural drainage processes and reduce the risk of flooding. They can also help to improve water quality and create biodiversity habitats.

The Property Planner incorporated a range of SuDS features into this project, including green roofs, swales, and rain gardens. These features help to slow down and filter rainwater, reducing the amount of water that enters the sewer system.

Structural design and analysis

Structural design and analysis is the process of designing and evaluating the structural integrity of buildings and other structures. The goal is to ensure that the structure can safely withstand all of the loads that it will be subjected to, such as wind, snow, and earthquakes.

The Property Planner used the latest engineering software to design and analyse the structure of this project. This ensured that the structure was safe and efficient, and that it met all of the relevant building regulations.
